Decks across the Westside and Malibu

Custom decks and outdoor living for the Westside and Malibu

From flat Santa Monica and Culver City lots to canyon homes above Malibu and Calabasas, decks on the Westside cover two very different jobs. In town, space is tight, so a deck often has to work as a second living room: a raised deck off a kitchen, a rooftop or balcony deck, or a low platform that turns a narrow side yard into somewhere to sit.

Up in the Santa Monica Mountains it is about slope, views and fire. Many homes sit on hillsides where a deck is the only flat outdoor space, which means taller posts, deeper footings and careful engineering for the grade.

Local conditions

What decks face on the Westside and in the mountains

Salt air near the coast. Within a few miles of the ocean, the marine layer and salt air are hard on metal. Fasteners, connectors and railing hardware should be stainless or hot-dip galvanized, and cheaper plated hardware tends to rust and streak within a few seasons.

Hillsides and canyons. A deck on a slope is a structure, not a patio. Expect engineered footings, bracing for lateral loads, and sometimes a soils report. Our hillside deck page explains what goes into one.

Wildfire. If your home sits in a mapped Very High Fire Hazard Severity Zone, the California building code’s wildfire rules (Chapter 7A of the Building Code, Section R337 of the Residential Code) apply to the deck, including the walking surface. That usually means ignition-resistant or noncombustible decking, and a coating or stain does not count as protection. Check your address on CAL FIRE’s Fire Hazard Severity Zone map before you choose materials, and see the State Fire Marshal’s page on wildland building codes.

Permits

Deck permits in the Westside and Malibu

Santa Monica, Culver City, Beverly Hills, West Hollywood, Malibu, Calabasas, Agoura Hills, Hidden Hills and Westlake Village are each their own city, so your permit comes from that city’s building department or from the office it contracts with. Homes in unincorporated pockets go through LA County Public Works Building & Safety, which takes applications online through EPIC-LA.

Malibu and parts of the mountains are in the California coastal zone, where most new development also needs a coastal development permit on top of the building permit. The Coastal Commission’s coastal zone fact sheet explains how that works.

Our LA County deck permit guide covers the general rules for decks across the county.

Questions & Answers

Decks in the Westside and Malibu: common questions

Yes. Hillside decks are common in the Santa Monica Mountains. They need engineered footings and bracing for the slope, and the plans usually go through more review than a flat-lot deck, so plan extra time for design and permits.

Capped composite, PVC or a dense hardwood all handle coastal weather well. Whatever goes on top, use stainless or hot-dip galvanized fasteners and connectors, because salt air corrodes plain steel quickly.

If it sits in a mapped Very High Fire Hazard Severity Zone, yes: the state wildfire building rules cover the deck surface. Check your address on CAL FIRE’s Fire Hazard Severity Zone map before choosing materials.

Often, yes. Most development in the coastal zone needs a coastal development permit in addition to the building permit. Ask the city about your parcel early, because it can add time to the schedule.
